Low season property sales in Hua Hin attributed to smarter visa rules and remote work trend

As we enter the very welcomed rainy season and say goodbye to some intense heat for another year, Hua Hin really is becoming noticeably less busy during these months of May, June, and into July.

However, fortunately for our business it has continued to gain interest for all manner of buyers and investors. This has been mainly due to good rates of exchange and the Thai Government offering smarter visa rules whilst also entering discussions to improve various laws to ownership.

With this and the fact that more people are choosing Hua Hin as a base to work remotely, we have enjoyed record sales throughout June.

While I understand the frustration that can arise when new laws take longer to implement after being announced, these developments are promising for expats in Thailand. Here’s to continued progress in the future.

Building long-term trust with returning clients

Sure, some negative people will continue to make unnecessary comments about life being difficult here, but perhaps it makes them happy to be, well, unhappy. For those who are buying, life is currently good, and we hope to remain the top choice for new buyers wanting to experience this region of Thailand.

Recently, we’ve had a few clients drop by for a coffee before making a purchase, just to double-check that they’ve considered all their options and that the product they’ve selected is the most suitable for them. Our advice is free, and some of these visitors have decided to rethink and further research what other options might be available to them.

Next month, I will be attending and speaking at a seminar in Hua Hin. Interestingly, the seminar will be attended by various legal experts to discuss upgraded property ownership and other related topics for expats wanting to reside here both short and long term.

I attend all my clients’ legal meetings to stay up to date with laws, rules, and other relevant matters. Given the recent discussions, I believe this seminar will highlight some important developments happening now and what we can expect in the coming months for expat buyers and tenants. I will pass the relevant findings on in future articles.

One regulation I have noticed recently is that many buyers are interested in how property ownership can assist with obtaining a visa. The LTR visa is attracting the most attention, but as with many matters here, we are encountering a few ‘grey areas’ regarding how it applies to expat families and expats married to Thai nationals.

Following the seminar, I will focus on providing more information about this topic. However, as with many laws, it might be easier to stop by for a coffee if you think it would be beneficial.

Recent experience: Trusting your agent

Recently, we had an experience with a friend and client who first bought a property from me back in 2015. At the time, they believed it was the right move, but due to family dynamics, they had to sell and relocate in 2017. Despite this, we kept in touch over the years and met up occasionally. Now, with a more planned retirement strategy, they have returned to put their trust in me once again to purchase a new off-plan property.

Fortunately, their initial purchase was at the well-known Mali Residence project (Orchid Palm Homes Project 8), which was also a new build at the time.
