What’s driving demand in the Hua Hin property market right now?

This month, it’s still clear that tourism in Hua Hin is quieter than usual. The strong Thai baht hasn’t helped, and global uncertainty continues to impact markets everywhere – not just in Thailand.

Fortunately, the long weekends have brought more domestic visitors, giving local businesses a much-needed boost. Without them, many businesses would be doing it tough.

Meanwhile, there’s no denying that Hua Hin is improving. Infrastructure work continues – roads and footpaths are being resurfaced, and yes, even Soi 94 is looking like it might finally be finished soon. We’re lucky to live in such a safe, attractive, and convenient part of Thailand. But if we want to maintain a good quality of life here, we can’t just rely on the December to February peak season each year. We don’t need to be a packed resort town year-round, but we do need a more balanced mix of tourism and residential expats to keep things healthy.

As for the property market – it’s still moving along, despite the wider uncertainty. Buyers are coming and many are deciding to make the leap. People are realising that life doesn’t wait, and if you’re thinking about retirement or the “pre-retirement” stage of active living, it’s better to get on with it.

Is it time to reconsider Hua Hin condos?

Most buyers are interested in houses rather than condos – no surprise there, as they’re planning to live here most of the year and want a proper home. New builds tend to outsell resales, often because the prices are similar. Buyers ask: why buy an older home when you can have a brand new one, pick your own finishes, and make it your own?

But here’s the thing – an older home isn’t always a bad choice. People often underestimate how affordable it can be to renovate. For example, you could rip out and completely redo a bathroom for under 100,000 baht. In a week, two new bathrooms could make a big difference to an older house. Updating air-con units or lighting is also straightforward and affordable.

If you find a resale home and negotiate well, you might secure a great price that gives you plenty of room to renovate to your liking. Yes, it’s natural to wonder who will do the work and whether you can trust them – but we have plenty of good tradespeople in Hua Hin these days. It’s not as daunting as it once was.

Now, let’s talk condos – a market I’ve been sceptical about for over 20 years. I used to think, why would anyone buy a condo over a house? But now, I have to admit it might be time to give them a look. If you want to live within walking distance of amenities, or don’t want to own a car, an older condo can make sense. They’re often larger than newer ones, easy to lock up and leave, and if you buy wisely, could turn out to be a profitable investment. I never thought I’d say this – but some condos could actually bring a decent return on resale.

Why I offer free advice – and why it matters

As for me being called ‘The Property Expert’ – it’s not about bragging. I offer advice and guidance freely. Recently, a cautious buyer told me he looked me up online before deciding to work with me. Thankfully, he found nothing but good feedback. Out of curiosity, I checked for myself – and the top comment was from someone (under a fake name, of course) suggesting people should visit our office, drink our coffee, take the information, then go buy elsewhere.

That’s fine. People like that often end up buying the wrong thing. I can’t sell to everyone. But my advice, legal knowledge, and experience are freely offered with the hope that they’re respected in return. I remind every client: there are lots of beautiful homes here – but there are also ones to avoid.

If you buy through me, there are no fees for the buyer – and I’m confident I can negotiate a better price than you’d get on your own. So please, don’t fall for slick social media ads claiming a “luxury” home at a “bargain” price, especially when the person advertising has no office, no accountability, and no real interest in what they’re selling.

Buying a home is a big decision. Don’t rush it. Sleep on it. Talk it through. Or better still, come and have a coffee.
