Buying property in Hua Hin can be an exciting prospect, whether you are planning for retirement, looking for a permanent home or considering an investment. But right now, buyers need to be particularly careful about what they buy and who they buy through.
Don’t get me wrong, there are a lot of very good houses and condominiums available in Hua Hin. The challenge is sifting through the heavily marketed and promoted options to find the properties that are genuinely suitable.
Increasingly, I find myself almost blacklisting certain properties because I do not believe they are up to standard. In some cases, the way they are being built or sold does not sit comfortably with my business ethics or personal morals.
I want you to own something that I would also be proud to sell you. Unfortunately, an alarming number of properties are not being produced or marketed as they should be.
Hua Hin is buzzing with excitement because of improvements to its train, plane and road connections. These developments are no longer simply speculative. They are happening, and they are getting closer.
This has increased interest in Hua Hin, particularly among expats planning to retire after already spending many years living elsewhere in Asia. The number of enquiries I am receiving is now higher than during what we traditionally called high season.
The conversations and communication with potential buyers can be overwhelming, but please be cautious.
Buying property in Hua Hin requires careful research

Andy Dyett, the Hua Hin Property Expert
Hua Hin has more people claiming to be property agents than most places. Social media is full of individuals posting listings despite having little or no experience. Once they have your interest, they may simply pass you to another agent.
This can be high risk for a buyer and could potentially lead to a poor investment or financial loss.
There is no need to rush and pay a deposit before the end of your first day of property viewings. Enquiries may be increasing, but allowing your heart to overrule your head can lead to the wrong decision.
Work with an agent who has strong experience and local knowledge, a registered business and a physical office. Always seek independent legal advice before committing to a purchase.
I want buyers to get the very best from this chapter of their lives. It is perfectly possible to do everything correctly and enjoy many fantastic years living in Hua Hin.
There has been plenty of recent discussion about property ownership structures and official crackdowns. For me, this is not new. I have promoted doing things correctly for more than a decade.
Owning a villa and leasing the land can be secure when everything is properly structured. Some of the more dramatic comments appearing recently seem to come from island markets that are only now paying closer attention to these issues. Hua Hin has followed safe ownership practices for many years.
Why Hua Hin remains attractive to property buyers
So, what makes Hua Hin attractive to buyers?
Some tourists visit and complain that the centre feels a little mundane. They often do not explore very far. However, Hua Hin becomes a very different place when you live here long term.
Life can be as fast or as slow as you want it to be. The town is spread out, and different areas appeal to different people. Hua Hin offers a little of everything without becoming so chaotic that you cannot step away and enjoy your own space.
It may not suit someone who needs to be constantly entertained or who complains because a bar closes before 2am and they cannot find a nightclub. For many long-term residents, that sense of normality is part of the attraction.
Why buy now? Timing is one factor. I mentioned earlier that I am busier now than during high season, and currency has played a part in that.
I had previously advised some buyers to wait. The timing now appears better, with the weaker baht making property prices look around 10 to 15 per cent lower for buyers using several overseas currencies than they did at the start of the year.
Flights are coming, road improvements are nearing completion, and journeys to Bangkok are already noticeably shorter. I have less information about when the train will become more user-friendly, but I am assured this is also being discussed.
Local infrastructure is being improved to address water supply issues as the city grows, while new schools are also under construction.
