When looking at re-sales it is very difficult to find the perfect property. Very important aspects such as location, design, specs and plot size can all be covered when a developer builds and customizes a new villa to your requirements.
2. Customising a design to suit your needs:
Most developers will allow varying levels of flexibility when it comes to the all important floor plan. Of course this can vary as not everybody has the same requirements.
Some significant questions that need to be considered are: What plot size do I need?
How many bedrooms do I need? Do I need a guest house / external office? How big should the swimming pool be and is a jacuzzi a must?
What is the optimal kitchen plan?: L-shape, U shape, an island with a breakfast bar? Do I need a double carport? Do we need an outside kitchen so the house is not overwhelmed by the smell of cooking chillies?
3. What specs are important to you?
The quality of construction in Hua Hin has improved considerably over the past 10 years and many developers can offer some great specs and high-tech options. Here are some helpful questions you should be considering: Is the electrical system overground or underground? What are the various insulation aspects of the properties? (it’s all important to keep the heat out and the cold in). Are solar panels and a solar battery included? (how will this affect our bills?) What are the ‘Smart’ aspects of the property? (it is 2024 after all).
How effective are the double-glazed doors and windows? What can we expect with regards to pest control? What is included in the price? Fans, bathroom fittings, gutters, EV car charger, high pressure water pump, Eco pool pump, window and door screens, underground pest control? It is worth studying the spec list carefully because these specs can make a real difference once you are actually living in the house.
4. You can decorate the villa to your tastes:
Of course everybody has different tastes and with most developments you’ll be given budgets for tiles, loose furniture, kitchen, fitted furniture and curtains and blinds. This is the fun part (and should be seen that way) as this is where you really get to add your own personal touches to the villa.
All of the aspects mentioned above have a bearing on the overall look and feel of the property.
For example, does your kitchen splashback match well with the tiles and the curtains? Should the same floor tile be used in the bathrooms and the living areas? How well does the contrast of the kitchen work with the tiles and the furniture? Should the fitted furniture match with the interior doors and laminate?
One thing that is also worth considering here is planning for the future. You never know what is going to happen and your personal circumstances could change so it’s advisable not to be too elaborate as you may want to sell the property in the future. If you have a purple kitchen you’ll need to find a buyer who likes purple kitchens.
5. Flexibility with a timeframe:
