Timing matters when buying property in Hua Hin. Over recent months, I’ve seen my own sales affected because I pay close attention to market trends and conditions. That’s always been my approach, and it won’t change.

Many buyers have struggled with exchange rates. On paper, property here can look very good value compared to other places. But buying at the wrong rate can cause problems if you need to sell later.

Take a simple example. An Australian buyer purchasing at 8,000,000 THB when the rate is around 20 AUD would spend about 400,000 AUD. If, a year later, they need to sell and the rate shifts to 25 AUD, the break-even sale price rises to 10,000,000 THB. That’s unlikely, and this is where the stories come from about people not making money on property in Thailand.

The reality is, you can make money. It’s not difficult if you buy the right product, at the right price, at the right time. Be smart and think ahead. Consider what type of property will be easier to manage if your situation changes.

Enjoy your purchase, but plan for different scenarios.

At the moment, global uncertainty is creating opportunities for buyers. At the same time, it also makes people cautious. It’s not easy to plan, but living in Thailand does give you the chance to step away from the noise and focus on a good lifestyle.

Understanding land titles in Hua Hin

I mentioned in my last article the topic of green title versus red title land, also known as Nor Sor Sam Gor and Chanote.

These are simply different types of land ownership. I understand why many Thai buyers, especially those from other provinces, prefer not to consider green title land. In many parts of Thailand, Chanote (red title) is the standard, so anything else can raise concerns, especially when discussing it with family.

However, Hua Hin is different. The area has grown quickly, and much of that growth includes green title land. The key points are straightforward. It can be measured and marked correctly, it is freehold, and Thai buyers can obtain bank loans against it.

If banks are prepared to lend, that shows a level of trust in the title. That said, proper due diligence is always important. Work with a good lawyer and check everything with the land office.

Limiting yourself to red title land will reduce your options, particularly if you’re looking at newer developments.

Choosing the right property in Hua Hin

For visitors considering a purchase, the challenge isn’t finding something appealing. It’s choosing what actually suits your needs.

The range of properties in Hua Hin is impressive, whether condos or houses. But that can lead to decisions based on emotion rather than practicality.

It’s easy to think, “property is good value here, I’ll buy something bigger.” But if you’re only using it for a few weeks or months each year, that extra space may not make sense. It can also limit your flexibility to travel and explore.

On the other hand, buying something too small can become a problem later, especially if your plans change and you spend more time here.

Location is one of the most important factors. Find the right area first, then the right property. It sounds simple, but it’s not always easy to separate visiting from living.
